Position: Property Manager
Location: Limassol
Type: Full-time/ On-site
On Behalf of our client, a real estate company based in Limassol, we are looking to hire a Property Manager who will be responsible for overseeing the daily operations, maintenance, and financial performance of residential, commercial, or mixed-use properties and follow up new projects.
Key Responsibilities
Property Operations
- Manage day-to-day operations of assigned properties.
- Ensure properties are clean, safe, and properly maintained.
- Coordinate repairs, maintenance, and inspections.
- Work with authorities such as water board, electricity board, transfer bills
Tenant Management
- Market available units and coordinate property showings, rentals.
- Screen and select tenants (background and credit checks).
- Prepare and manage lease agreements.
- Address tenant inquiries, complaints, and requests.
Financial Management
- Collect rent and other fees.
- Prepare property budgets and financial reports.
- Monitor expenses and approve vendor invoices.
- Ensure rent is paid on time and handle delinquent accounts.
Vendor & Contractor Management
- Hire and supervise maintenance staff, contractors, and service providers.
- Negotiate service contracts and ensure work quality.
Legal & Compliance
- Ensure compliance with local housing laws and regulations.
- Enforce lease terms and property policies.
- Handle eviction procedures when necessary.
Reporting & Communication
- Provide regular updates and performance reports to director.
- Maintain accurate records of leases, maintenance, and finances.
Required Skills
- Strong communication and interpersonal skills
- Organizational and time-management abilities
- Basic financial and budgeting skills
- Problem-solving and conflict resolution
- Knowledge of property management software
- Greek, English knowledge is a must, Russian will a plus
Qualifications
- Bachelor’s degree in business administration, real estate, or property management (preferred but not always required)
- Experience in real estate, leasing, or property management
- Knowledge of local property laws and regulations
